About these terms
These terms apply to services provided by Eldek Property Services Ltd in relation to property inventory and inspection work, including Inventory / Schedule of Condition, Check-In Reports, Check-Out Reports and Mid-Term Inspections.
Services provided
Eldek Property Services Ltd provides independent property inventory and inspection reporting based on the visible condition and contents of a property at the time of inspection.
Bookings and instructions
A booking is treated as accepted once it has been confirmed by Eldek Property Services Ltd. Clients are responsible for providing accurate booking details, including the property address, property size, furnishing level, access arrangements and any other relevant information.
Prices and additional charges
Prices shown on the website are based on standard unfurnished properties unless stated otherwise.
Furnished properties may be quoted higher depending on content level.
Additional rooms, studies, conservatories, garages and outbuildings are charged at £10 each.
5+ bedroom and non-standard properties are quoted individually.
Any quotation may be revised if the property details provided are inaccurate or incomplete.
Payment
Payment terms will be confirmed at the time of booking or invoicing.
Eldek Property Services Ltd reserves the right to require payment before release of the final report where applicable.
Access to the property
The client must ensure that suitable access is available at the agreed inspection time.
If access is not available, is delayed, or the inspection cannot proceed as booked, Eldek Property Services Ltd reserves the right to charge for the appointment or apply a reasonable re-attendance fee.
Report scope and limitations
Reports are prepared on the basis of visible condition only at the time of inspection.
Reports do not constitute a structural survey, valuation, specialist environmental report, or professional advice on legal compliance.
Unless specifically agreed otherwise, Eldek Property Services Ltd does not test the operation, safety or fitness of electrical appliances, gas appliances, plumbing, heating systems, alarms, locks, windows, or any other equipment.
Comments made in a report relate only to what is reasonably visible and accessible during the inspection.
Items in locked rooms, restricted areas, inaccessible spaces or areas blocked by furniture or belongings may be excluded from inspection.
Check-In, Check-Out and Mid-Term reports
Check-In Reports record the visible condition and contents of a property at the start of a tenancy.
Check-Out Reports compare the visible condition of the property against the original inventory or check-in report where available.
Mid-Term Inspections provide a general interim condition overview and are not a full inventory update unless specifically agreed.
Cancellations and rescheduling
If a booking is cancelled or rescheduled at short notice, Eldek Property Services Ltd reserves the right to charge a reasonable cancellation or rebooking fee.
Where possible, clients should provide as much notice as possible for any cancellation or change.
Liability
Eldek Property Services Ltd will take reasonable care in preparing reports.
Liability, where established, will be limited to the fee paid for the relevant service, except where such limitation is not permitted by law.
Eldek Property Services Ltd will not be liable for indirect loss, consequential loss, loss of rent, loss of opportunity, or losses arising from inaccurate or incomplete information provided by the client or third parties.
Complaints
Any complaint relating to a service or report should be raised as soon as reasonably possible after receipt of the report, with clear details of the issue.
Governing law
These terms shall be governed by the laws of England and Wales.
